About Foreclosure.com
Foreclosure.com is a paid online searchable database of pre-forclosure, foreclosure and bankrupt real estate properties that are either pre-market or new on market, allowing investors and developers to access good BMV deals before they hit the general population.
New users start with a free 7-day trial before the service enters a $9.95 weekly rebill advertised as being “less than a couple gourmet lattes” and can be cancelled at any time. This gives low-cost access to a massive and highly detailed database of potentially profitable deals which is updated daily/weekly depending on the category and helps remove a large amount of investigative legwork for any real estate entrepreneur. It’s not perfect as some of the third-party data suppliers they rely on may not check their data as accurately as they should, but overall this is an excellent, time saving and good value service.
From the Foreclosure.com website:
Get the best real estate deals first, before they hit the mass market! HOT FORECLOSURE DEALS with one simple search.
And that search can be performed at the state, county and city levels – even the exact address and/or zip code – so that your house hunt hits the ground running. Once you start digging into the incredible foreclosure deals, each listing will be complete with asking price, exact location, number of beds / baths, property type (single-family foreclosure, etc.), available photos, tax roll information, helpful neighborhood / school district details and so much more. Indeed, we provide as much information as possible so that you can make the most informed decision possible.

Market leader for a reason. Excellent service and despite some of it’s much publicized flaws in terms of a few out of date listings, I could not and would not be without it. Nearly all of my best deals have come through Foreclosure.com.
Actually I just realized I should give it a terrible review and keep these deals for myself!

on the whole very good but luck of the draw whether you get a good realtor on the other end of the phone or not. It seems selling distressed homes are not high on realtor’s to-do list…

useful system and email updates are very good for finding great investments even if you don’t sign on for a few days. You make your profit when you buy and this service lets you buy well below market so the profit is baked in

I have been a customer of the foreclosure.com service for almost 2 years now and in that time used it to locate and make several successful investment purchases. As others have mentioned there is a small percentage of data that is out of date (maybe 1 listing in 20) but I don’t find this in any way lessens the value of this tool.

A hugely useful service I’ve caught several good deals in 2020 I probably wouldn’t have found otherwise. Not perfect by any stretch and as some folks have mentioned some of it can be days or even weeks out of date but it’s still well worth the pennies it costs a day.

I signed up for a free trial account this month and didn’t remember that it’d charge me after a few days. I ended up not finding any current properties in my area, they were all outdated foreclosures and had sold already. Totally my bad for forgetting to cancel my account in time. So I called to cancel and see if I could possibly get a refund since I didn’t use my account after I first logged in for the trial.
The man on the phone YELLED at me. Saying I made another account in June under a different email address for a free trial and now I did it again in November under a different email and it goes against policy, that it’s illegal, etc. He was YELLING at me and was being so incredibly rude. Saying things like “DO YOU UNDERSTAND ME?”, not letting me talk, etc.
I have a few email addresses I use consistently and don’t ever remember signing up for this website before so it was an honest mistake, I was not purposefully trying to scheme to get “another free trial”. I am soft spoken and calm, and tried to deescalate the situation but he didn’t let me talk once. Not even to let me apologize or try to explain myself. He just kept yelling, told me he would refund my account, and hung up on me.
He made me want to cry. I have never experienced worst customer service in my life!

one of my most used real estate tools, makes scouting deals a cinch.

Excellent service and although I’ve read people complaining about dated information I’ve only found this to be the case in maybe 1 or two properties a week. Their data seems fresher than another two similar services I use one of which I see on here. For the money it’s amazing value to be fair.

If your in real estate as a developer flipper or for building a rental portfolio do not miss out on this epic service. Yes there are some small flaws and some listings are on occasion out of date but there’s nothing comes close for bringing profitable deals to your doorstep.

Great service and sure to be getting a lot more listings soon once the inevitable depression comes. If ever there was a time to have ready cash and a subscription to Forecloseure its now

A robust service and we find a lot of great BMV deals. I fear for our country over the next few months/years and know we’ll be seeing many more listings on the site, which is bittersweet bringing opportunity for some at the loss of others. To be fair I’m feeling guilty over my whole business model, but such is life and I also have a family to feed and thanks to the heavens I’m still solvent.

i found a number of the properties listed as pre-foreclosure in my area had information out of date and were no longer in a position where we could buy. I liked the service as a whole but I can’t travel far due to some unfortunate restrictions and so the program ended up being of limited value to me. Had I been able to travel out of our local area I’m sure I’d have found good properties I got a refund and it was no problem very helpful customer service

market leader for a reason, no real estate investor or flipper worth their salt doesn’t use this service and that’s because it finds you deals you’d otherwise need to do at a LOT of sleuthing or legwork to hunt down.
Ruth Donaldson –
Super service very easy to use and email alerts are added bonus but do make sure to add email to whitelist or they go to spam in my experience. Would give 5 stars if an SMS alert could be added as other real estate software does SMS messaging and it would avoid email spam issue, email delays etc.

I’m a buyer agent and find real estate opportunities for small-scale developers. Between local knowledge, contacts and foreclosure.com I keep my group of clients very happy and keep my finders fees coming!

I’ve used the Foreclosure.com subscription service for several years and in this time have sourced bought and resold 32 distressed properties making an after-tax profit of at least $30,000 on each home. This is a post-tax profit of over $1m from using a service that hits me for 10 bucks a week. If you have your wits about you and can spot a good deal when you see it I can’t imagine how the service could be better. Yes there are some dogs on there and some out of date listings but there is no better source of distressed home opportunities in America today.

My wife and I use foreclosure to find auction properties. We’ve picked up several projects at less than 60% their full value and either flip or rent depending on detail. Not for the faint hearted but an exciting and low-cost way to buy none the less.

I do wholesaling real estate and Foreclosure.com is on my homescreen. There’s not a day I’m not using it except maybe Christmas and Thanksgiving. As someone else said some data can be out of date but on the whole this is as good as it gets as a tool.
Sam –
Excellent tool and one of 2 online services we use to search for undervalued real estate. Combining Foreclosure with BirdDog, we have a huge advantage over investors and developers still doing it the old way.

First thing I look at in the morning, sets my day off and I know what I’m doing and where I’m going. You’ve got to be active and fast to bag the best deals and Foreclosure.com gives you an edge. Of course everyone ELSE using has that same edge which is why I get up early!!

it is scam it takes money from my bank even if says free

Service is worth the fee just for the alerts. No real estate investor or developer should be without this.

I’ve used the foreclosure.com service over two periods once in 2016-17 and more recently in 2019. I don’t know what’s happened but the service used to be incredible and now the data just seems messed up and out of date. I hope it gets fixed real soon as I’d been looking to get set up ahead of the next crash

A service like this is only as good as it’s data. 95% of the listings are good but seems it’s always the ones that interest me that are long since gone! This being said a very useful tool and essential to keep an eye on opportunities plus the market in general.
